It’s Not Always About the Highest Bid
The Story Behind Legacy Grand Ranch

Developers, The Grand Ranches | Patten Properties
Long before a shovel hits the dirt, our work begins with building relationships. The story behind Legacy Grand Ranch is a testament to why those relationships matter.
At Patten Properties, we’ve developed hundreds of communities across 36 states, but some of our most meaningful projects begin with a shared vision. Legacy Grand Ranch was no exception.
At the heart of that story are Joey and Heather Adams. Their property, the land that would become Legacy Grand Ranch, was surrounded by mature oaks and pines near the Sam Houston National Forest. As development continued north of Houston, several developers approached the family with offers higher than we could make.
But for the Adams family, selling wasn’t simply about accepting the highest bid. They cared about what would remain standing and how the property would shape the future of New Waverly, a town their family had called home for generations.
“Our history with Patten Properties made the decision simple. We had worked together before on communities like Deer Forest, so we knew the kind of people we were dealing with. We trusted them to honor their word, respect the land, and do right by our community.”

A Shared Vision for Preserving New Waverly’s Natural Beauty
When we first pursued the property, we understood why it had attracted so much attention. Mature oaks, towering pines, and an incredible setting near the Sam Houston National Forest made it a remarkable piece of Texas land.
But what made this opportunity special was the family who owned it.
The Adams family had seen what other developers had in mind. They weren’t interested in a high-density subdivision or industrial development. They wanted a community that respected the land and the small-town character of New Waverly.
We couldn’t offer the highest price, and we were upfront about that. Our approach meant larger homesites, fewer rooftops, and more of the natural landscape left intact.
What gave the Adams family confidence was our track record with Texas Grand Ranch and Republic Grand Ranch. They could see firsthand what we had built along this corridor and what we intended to create.
It also mattered that we were a father-and-son development team. We understood the importance of family, honoring the history of the land, and building something that future generations could be proud of.
We knew that if we were going to bring new families into New Waverly, we had a responsibility to do it right.
For the Adams family, that was worth more than the highest offer. And for us, it was an opportunity to build on a legacy that began nearly a decade earlier.

The Evolution of The Grand Ranches
The Grand Ranches story began nearly a decade ago with Texas Grand Ranch, where we introduced a new approach to acreage living north of Houston. The vision was simple: offer families more land for their money, with roads, utilities, and deed restrictions designed to protect their investment and preserve the character of the community.
We knew there was something special about the property, but we couldn’t have predicted the response. Families traveled from Houston and The Woodlands to see it for themselves, and many found exactly what they had been looking for.
Republic Grand Ranch followed in Willis, building on that success and introducing more families to The Grand Ranches lifestyle.
Over time, something happened that went beyond what we could have planned. Neighbors became friends. Families referred friends and relatives. People came for the acreage but stayed for the community.
The Grand Ranches had become more than a place to build a home. They had become a lifestyle.
Along the way, we established a vetted builder program, architectural standards, and a resale brokerage to help homeowners long after their initial purchase. Those relationships remain an important part of what we do.
Legacy Grand Ranch represents the next chapter, bringing together everything we’ve learned while taking a different approach to how we develop the land.

What Makes Legacy Grand Ranch Different?
With Legacy Grand Ranch, we started by looking at the land and asking how little we could put on it while preserving what made it exceptional.
The result is our lowest-density community yet, offering 3–7-acre wooded ranches designed for greater privacy, fewer neighbors, and a lifestyle centered around the outdoors.
Unlike traditional subdivisions, the homesites are positioned to allow homes to sit farther back among the trees. Some properties stretch more than 200 feet wide, with mature oaks and pines providing a natural setting that homeowners can make their own.
Families have the freedom to build a custom home, add a barn, workshop, or guesthouse, and create a property that reflects their lifestyle. With no required timeline to build, they can plan for the future on their own terms.
We envision families making memories here, watching their children and grandchildren grow, and creating traditions that will be passed down for generations.

Preserving the Character of New Waverly
New Waverly is a special place. With fewer than 2,000 residents and approximately 160,000 acres of the Sam Houston National Forest surrounding it, the town has maintained a character that is increasingly difficult to find this close to Houston.
Families have lived here for generations. Neighbors know one another, and the surrounding forest has long been part of everyday life.
The Lone Star Hiking Trail, nearby lakes, and miles of wooded landscape offer opportunities for hiking, camping, fishing, and horseback riding. Yet The Woodlands and Houston remain within reach.
As growth continues north along Interstate 45, we recognize the importance of what happens to communities like New Waverly.
We’ve seen firsthand how The Grand Ranches can contribute to surrounding towns. Families build homes, send their children to local schools, support businesses, and become part of the community.
That’s a responsibility we take seriously. Our commitment extends beyond development to supporting the communities where we work, including organizations such as Camp Hope, the PTSD Foundation of America, Texas Children’s Hospital, and local charitable causes.
Our hope is that Legacy Grand Ranch will welcome families who appreciate New Waverly for what it already is and want to be part of its future.

A Legacy Worth Leaving
Looking back, what stands out most about Legacy Grand Ranch isn’t the acreage or the development plans. It’s the decision that made it possible.
Joey and Heather Adams had the opportunity to accept a higher offer. Instead, they chose a direction they believed would honor their family’s history and protect the character of their hometown.
We’re grateful they placed that trust in us.
For our family, Legacy Grand Ranch represents everything we’ve worked to build through The Grand Ranches: lasting relationships, a love for the land, and communities where families can establish roots of their own.
One family’s decision to protect what mattered most has created an opportunity for generations of other families to build something meaningful.
And that, to us, is what leaving a legacy is all about.
